Vōhme represent sellers and buyers as Transaction Brokers. We help advise our clients but will not become an advocate of one party over the position of the other party. Vōhme purchase agreements only negotiate two items, price and closing date. Vōhme believes those two items are ultimately the decisions of sellers and buyers.

Vōhme properties for sale are all inspected and the reports are made available to buyers. Vōhme believes in transparency from the get-go and for both parties to have information available to them before they make offers.

Yes. It is Colorado law that sellers need to disclose information that would be considered important to a buyer’s determination of property value.

Vōhme does not require you to fix items found in your property reports unless it is an item required by Colorado law. Generally, most sellers at a minimum make sure any safety items are taken care of. And many sellers want the property in its best condition when selling.

Vōhme consults with each seller to create showing windows for prospective buyers which work for the seller. And Vōhme also creates an open house schedule at the time the house goes on the market. Buyers and brokers will be able to schedule physical showings within those windows.

Vōhme Member Brokers are members of their market area Multiple Listing Service (MLS) and your property will be promoted on their platform as well as other national portals.

Yes, that is the Vōhme way. Buyers and sellers know exactly what they are negotiating on. There are no hidden items to come out later. We believe transparency builds trust which ultimately brings sellers and buyers together. The Vōhme Way eliminates the need for re-negotiations or cancellations and starting over.

Vōhme will have the amount of earnest money clarified in the contract and will be discussed at the time the seller lists their property for sale with Vōhme. The contracts are prepared ahead and posted online for the seller and potential buyer to see. A rule of thumb on the amount is plus/minus five percent of the purchase price.

The purchase agreement will state that the contract is void. Vōhme will continue to take backup offers in case the first position buyer fails to perform on the purchase contract.

The purchase agreement states that the buyer is bound by Specific Performance and at the minimum the buyer forfeits their earnest money.

  • At the time of the listing a Property Prep Inspection and Marketing fee is required. There are presently three packages ranging in price from $4,800 to $11,800. The package will cover all inspections, reports and marketing.
  • The three Packages are a guideline and correlate to the home size and price range. 
  • Some properties can start with the $4,800 package and then add additional marketing if needed.
  • Vōhme selling brokerage fee is 1% of purchase price and is paid at closing with a minimum brokerage fee of $4,500. Seller will have the option to offer a brokerage fee to the broker who is the procuring cause for the buyer.

The Vōhme philosophy centers around transparency and how important it is to the parties involved and getting to the ultimate goal, a closing.

The Property Prep & Marketing fee is very similar to the average re-negotiation costs many sellers pay in traditional real estate sales.

The upfront fee:

  • Eliminates unknowns, re-negotiations, cancellations and most stresses associated with traditional home sales.
  • Transparency allows the seller and buyer to be in a contract that only has financing and an appraisal as the contingencies.
  • Provides the seller more say in how the home is marketed and presented to buyers.
  • Presents to the buyer that the seller is serious about selling their home.
  • Allows Vōhme Member Broker fee to be a fraction compared to traditional home selling.

We offer Transaction Broker services to buyers who want to purchase Vōhme properties.

Yes. The purchase agreement will be posted online for review before you make an offer.

You will be able to review all home inspection reports, surveys, title work, common interest community information (HOA), and sellers property disclosure.

You can arrange to obtain further information about items of concern. If costs are involved they would be your responsibility. The Vōhme Way is to make sure you have the information you need before you make an offer.

Yes. Vōhme Member Brokers will accept offers from all ready, willing, and able buyers. Your buyer broker agreement with your broker is unrelated to Vōhme and the seller. Your buyer agreement is between you and your broker. Vōhme sellers may choose to offer compensation to your broker.
