Why Vohme?

Vōhme was created for Pro Broker Members to make home selling and buying less stressful, more affordable, and more transparent than traditional real estate methods.

Are Vohme Pro Brokers licensed?

Yes. Vohme Pro Brokers are licensed in the state or states where they provide services.

What states currently have Vohme Pro Broker services?

Vohme Pro Broker services are presently available in Colorado.

What services do Vohme Pro Brokers offer?

Pro Broker Members currently offer residential, land, and light commercial seller and buyer services.

What brokerage relationship does Vohme use?

Do I need my home inspected before going on the market?

If you and your Vōhme Pro Broker Member choose to sell by an Insight listing method, the answer is yes. Both Full Broker Service and Vōhme Udiy methods have inspections and reports available for buyers to review. This way information is known before buyers make offers. This creates contracts with less contingencies and lower stress for sellers and buyers. If you a nd your Pro Broker Member sell by a traditional method, the answer is no.

Do I need to disclose known material facts?

Most states require sellers and brokers to disclose material facts (issues that negatively affect a property’s value or pose safety risks) about the home. Of the few that do not, the seller and their brokers are held liable for fraudulent misrepresentation or actively hiding defects. If the issue is known and would cause a buyer to evaluate the value differently it is always best to disclose.

Do I have to fix everything found in the inspection?

You are not required to fix every item unless required by law. Most sellers choose to address safety items and most items in the inspection report, making the home appealing to more buyers.

How do showings work?

Vōhme Pro Brokers consult with each seller to create showing windows and an open house schedule that work for the seller while allowing buyers and brokers to tour.

Will my property be listed in the MLS?

Vōhme Pro Broke Members are members of their local market-area as well as new nationwide MLS’s, which will market your property in national portals.

Will buyers know clearly what they are making offers on?

Yes. When you and your Pro Broker Member choose the an Insight Listing option method, both seller and buyer know what they are negotiating on. Reports and key property information are available before negotiations begin.

What earnest money is deposited after an offer is accepted?

The earnest money amount is clarified in the purchase contract and discussed when the seller lists their property with a Vōhme Pro Broker Member. A common rule of thumb is plus or minus five percent of the purchase price.

What happens if the buyer fails to deposit earnest money?

The purchase agreement will state the contract is then void. Pro Broker Members can can take backup offers to have in line if the first-position buyer does not perform.

What happens if a buyer chooses not to close?

The purchase agreement states that the buyer is bound by specific performance and, at minimum, forfeits earnest money.

What are the brokerage fees when selling with Vohme?

Vōhme Pro Brokers have clear and transparent fees. The Vōhme Pro Broker full-service Insight Listing standard broker fee is 1.5% of purchase price subject to a minimum brokerage fee. And the Insight Udiy Pro Broker Assist option has a standard flat fee of $1,995. Prices may vary depending on Vōhme Pro Broker Member and location of property. Vōhme Pro Brokers may also offer a traditional listing option which will be a negotiate fee.

On Insight listings why does Vohme charge a preparation fee up front?

The Property Prep and Marketing fee helps eliminate unknowns, reduce renegotiations, support better marketing, and let Vohme offer a broker fee that is lower than many traditional selling models.

What buyer services does Vohme offer?

Each Pro Broker Member will list on their website the types of services and brokerage relationships they offer.

Will I see the purchase agreement before making an offer?

Yes. When the property is being sold by the Vōhme Insight mwthod, the purchase agreement is posted online for review before offers are made.

What property reports will be available?

When the property is being sold The Way Vōhme, buyers in many cases can review home inspection reports, surveys, title work, common interest community information, HOA details, and seller property disclosures.

What if I am concerned about something in the reports?

Buyers can arrange to obtain more information about items of concern. Any related costs are the buyer's responsibility.

Can I buy a Vohme listing if I have my own broker?

Yes. Vohme Pro Brokers accept offers from ready, willing, and able buyers. Your buyer broker agreement remains between you and your broker.
