Both sellers and buyers then know important information about the property. Transparency.
Sellers then know their bottom line when negotiating with buyers. And buyers know what they are buying.
Seller knows what they are selling.
Buyer knows what they are buying.
All property reports and repairs are made available for potential buyers to review.
Buyers can make educated decisions about the home and if it is right for them. They do not risk inspection dollars only to cancel and start over on another property.
Negotiations are on two things, price and closing day. The only contingency is for appraisal.
